A manufacturing location comparison should make a difficult decision clearer, not create more confusion. A lower-cost site may require major utility work, compete for a limited labor pool, or add freight expense every day the facility operates. The comparison should also consider which site provides the most dependable path to efficient production, workforce stability, supply chain performance, and future expansion.

Test Each Score Against Real-World Execution

A scorecard is only as useful as the information and assumptions behind it. Marketing materials, early estimates, and general community statements can be useful starting points, but they should not be treated as final answers. We recommend validating major assumptions directly with utility providers, workforce partners, economic development groups, transportation contacts, and local permitting authorities.

Direct diligence should confirm whether a site can support the operation you plan to build. That includes available power and water capacity, infrastructure construction timelines, road and rail access, permit sequencing, workforce depth, and the supply of housing for employees and relocating leaders.

Early reviews should also include risks that may not be apparent from initial site information. These may include severe weather exposure, grid resilience, water reliability, supplier concentration, port or border dependencies, competing employers, and the difficulty of recruiting specialized technical talent.
